What you
actually get.

Design is a business decision, not just an aesthetic one. Every line on every drawing is justifiable on commercial terms — or it doesn't go on the drawing.

01

Design

Space planning, material selection, custom millwork drawings, lighting specification, finish schedules. Our drawings are buildable on day one — not the kind your contractor calls about.

Includes

  • Programming & space planning
  • Material & finish specification
  • Custom millwork drawings
  • Lighting design
  • Construction documentation

Deliverable

Construction documents, material spec book, FF&E schedules, lighting plans.

Typical timeline

8–14 weeks from kickoff

02

Procurement

Furniture, fixtures, and equipment — we own the whole chain. Vendor relationships built over a decade mean trade pricing you don't get yourself, and lead times we can actually defend.

Includes

  • Vendor sourcing & negotiation
  • Trade pricing pass-through
  • Order tracking & expediting
  • Delivery & install coordination
  • Damage claims & replacements

Deliverable

Specified, ordered, tracked, delivered, and installed — all under one PO.

Typical timeline

Concurrent with construction

03

Oversight

Things go sideways at execution. We catch substitutions before they're installed, review change orders before you sign them, and run the punch list so opening day isn't a surprise.

Includes

  • Weekly on-site visits
  • Contractor briefings
  • Change order review
  • Material verification
  • Pre-opening punch list

Deliverable

Weekly site visits, change order review, photo updates, opening punch.

Typical timeline

Through certificate of occupancy

04

Multi-location

For franchises and growing groups: a master design system with adaptation rules. Your fourth location costs less, opens faster, and looks more like your brand than your first one did.

Includes

  • Master design system
  • Material kit-of-parts
  • Vendor consolidation
  • Per-location adaptation
  • Operations playbook

Deliverable

Kit-of-parts spec book, vendor playbook, location-specific adaptation plans.

Typical timeline

Per-location, with master 4–6 weeks

— What we don't do

Specialization is the only way we can keep our standards.

We're often asked to take on adjacent work. We say no — for the same reason a good restaurant doesn't add a 200-item menu.

— 01
Residential
Different cycle, different vendors, different standard of care. Not our craft.
— 02
Government & institutional
Procurement and timelines that don't suit our model. We refer to firms built for it.
— 03
General contracting
We oversee the build. We do not hold the contractor's risk — and you wouldn't want us to.
